*** In most cases right now- my Buyers are buying below list price and below market rates (i.e with the Equity or cash I am getting the Seller's to leave on the table for my buyers we are able to use it to either Buy down the rates or pay for most/all of the my buyers Closing Costs***

Original List Price $410,000. Seller's Reduced Price a couple times, down to $385,000. Our initial offer did not get accepted. I remained vigilant and remained in touch with the listing agent for over a week. I was able to submit a second offer on this property and we got it under contract at $350,000!!! We were all happy campers, when it appraised, and my buyers found out they would be inheriting $23,000 in Equity from day#1.

I wish you guys years of happy memories in your new home. Texas is a bit more lonely without you guys there- but Utah feels that much more hospitable, now that you are here...

P.S. Glad the foot and a half of snow didn't stop us from getting you into the house that night after Closing (and even more glad we got to put some warm food in our belly). It was a good time with some good company. A good way to end an adventure of a day
